System
Panoramic glazing
Large-format panels — wall of glass, minimal horizontal divisions.
When panoramic
New high-rise on the Batumi coast with a sea view. You want maximum glass and minimal frame. Design-led.
Best for
Best for
-
New buildings (post-2010)
Orbi, Alliance Group, Next Group — balcony structural load tolerances accommodate large panel weights. Older buildings — assessment first.
-
Sea views worth not framing
If the view is 30-40% of the apartment value, framing it in 100mm divisions is a waste. Panoramic gives the wall-of-glass effect.
-
Architect-led projects
If your renovation has a real architect, panoramic becomes a centerpiece of the overall design vision.
-
Year-round comfort
Double-glazed + Low-E + thermal break = U-value 0.9-1.2. A real living room with the actual view, every day.

FAQ
Frequently asked
- Hot in summer?
- Solar-control glass (Low-E + reflective coating) cuts solar gain ~50%. We recommend it for south-facing Batumi facades. Adds ~$30-50/m².
- Structurally risky?
- A single panel weighs 80-120 kg. Structural assessment happens before install — if your balcony has weight limits we're not happy with, we resize panels. Rare issue in post-2010 buildings.
- Cost?
- Signature tier ($400-600/m²) — expensive, but the only solution for a true 'wall of glass' effect.
- Glass replacement if damaged?
- Double-glazed unit replacement: $200-400 per panel + labor. Rare event (tempered + Low-E) — last 5 years saw 2-3 replacements across our entire portfolio.
- Acoustic performance?
- Standard double-glazed: 32-35 dB. Acoustic laminated option (Signature): 40-45 dB. Batumi boulevard noise (~70-75 dB) becomes background hum.
- Permit?
- Full facade modification — Sakpatenti permit + Batumi City Hall. Process 3-6 months. See our [permit guide](../blog/permit/).
