    If the view is 30-40% of the apartment value, framing it in 100mm divisions is a waste. Panoramic gives the wall-of-glass effect.

Standard glass cleaning from inside — easier than window panes. Hardware service — courtesy annual visit on Signature tier. Warranty: 5 years structural, 12 months hardware. Expected lifecycle: 30+ years.

Hot in summer?
Solar-control glass (Low-E + reflective coating) cuts solar gain ~50%. We recommend it for south-facing Batumi facades. Adds ~$30-50/m².
Structurally risky?
A single panel weighs 80-120 kg. Structural assessment happens before install — if your balcony has weight limits we're not happy with, we resize panels. Rare issue in post-2010 buildings.
Cost?
Signature tier ($400-600/m²) — expensive, but the only solution for a true 'wall of glass' effect.
Glass replacement if damaged?
Double-glazed unit replacement: $200-400 per panel + labor. Rare event (tempered + Low-E) — last 5 years saw 2-3 replacements across our entire portfolio.
Acoustic performance?
Standard double-glazed: 32-35 dB. Acoustic laminated option (Signature): 40-45 dB. Batumi boulevard noise (~70-75 dB) becomes background hum.
Permit?
